![]() | Excel Property Management, LLC was founded in 2001 by Dave Baldo. Dave has 38 years of experience in the residential construction and property management business. EPM currently manages 26 communities in the Millville, Rehoboth and Longneck areas. Our staff includes 9 experienced and dedicated employees. Our Property Management Department has 5 full time employees, 1 Bookkeeper, 2 Property Managers, 1 Assistant Property Manager and 1 Receptionist. Our bookkeeping and financial reporting is second to none. Our customers are provided with clear, accurate and easy to read reports monthly that provide them with all the information they need to make sound financial decisions. We also provide our customers with other reports, such as Bid Analysis and Insurance Replacement Value. Our approach to property management is simple: "Keep the property manager in the community." This approach enables us to closely monitor what is going on in the community. Our Property Managers are always in contact with Board members and Homeowners via email, phone and wireless laptop computer. Our Assistant Property Manager is in the office to answer homeowner questions and emails and provide support information to our Property Managers. |
| Our Maintenance Department has 4 full time employees and 4 fully equipped maintenance vehicles. Our well-trained maintenance personal arrive on the job in a clean and well identified truck - with all the necessary tools and equipment to do the job efficiently and professionally. We are able to respond to a Homeowner - change a smoke detector battery, repair a broken water line or repair major storm damage. Excel's attention to detail, dedication to excellence, and high level of service to our customers gives them and their Boards of Directors a great deal of comfort. They know their property is being properly looked after. |
